CZ, a self-made multi-millionaire, has purchased or developed and managed 16 hospitality properties in New Jersey, Connecticut, Pennsylvania, Georgia, North Carolina, and South Carolina over the last quarter century. He continues to excel in business development and management, with the assistance of his younger brother, MZ Patel.
Turnaround Specialist
In 2006, CZ purchased a Sheraton Four Points in Meriden, CT with a large negative cash flow. He has already put in place a strong management team and repositioned the F&B operations to a licensed restaurant location. The property is well on its way to positive cash-flow in 2007. In 2003, CZ took over management of an ailing Comfort Inn in Lawrenceville, GA, and converted it to a Holiday Inn Express. He increased revenues from $737,338 in 2003 to $1,019,275 in 2005, a 47.5% increase. He increased the occupancy rate from 45.3% to 62.3% during the period. He sold it in 2006 with a 28% capital gain. In 1987, CZ bought a distressed Econo Lodge, renovated it, and sold it in 1988 for a 50% capital gain. He purchased a package of 5 hotels from Chemical Bank in 1990 for $3.5 million. He fixed up operations and management of all, and sold 2 of them within 3 years for $3 million. In 1999, he took over an underperforming Econo Lodge in Bordentown, NJ and turned around the financial performance, paid off all debts, and owns it free and clear currently.
Real Estate Developer
CZ has developed or renovated 15 hotels in his career. The most recent projects include newly-renovated (2002-03) Holiday Inn Express, Lawrenceville, GA, newly-constructed (1998) Comfort Inn, Bordentown, NJ, and (2000) Comfort Suites, Wilmington, NC. CZ purchased his first rundown motel in 1980 in Princeton, NJ. He demolished it and constructed a franchised hotel. Currently a Best Western, it continues to serve as his corporate headquarters to this day. In 1998, CZ demolished a 14-room motel in Bordentown, NJ, and constructed a hugely successful Comfort Inn. CZ has always acted as a general contractor for all his construction/renovation projects.
Hospitality Management
CZ manages all his properties with the assistance of his brother, MZ, from New Jersey. The Welcome Hospitality Group owns, develops, and manages hospitality properties. The two brothers also develop partnerships with other individuals under the Welcome Hospitality Group umbrella. The two brothers own a minimum of 30% of each asset between the two of them. Welcome Hospitality Group currently owns and operates 10 properties in 4 states – New Jersey, Georgia, North Carolina, and South Carolina.
Historical Background
CZ migrated to the US in 1970. He bought his first hospitality asset in 1978, and has been in the hotel industry since then. He is active in community affairs, serving on many community boards, and manages a few charity organizations, both in the US and in India. He spends 10% of his time on philanthropic activities. In 2005, he received the Cecil Day Award for Outstanding Community Service to the Hospitality Industry.
